Toby Boyce has been awarded the Graduate, Realtor’s Institute (GRI) from the Ohio Association of Realtors®.

The Danville, Ohio, native serves on the board of directors for the Delaware County Board of Realtors® and is also a member of the Knox County Board of Realtors®, the Ohio Association of Realtors® and National Association of Realtors®. He serves on NAR, OAR and DCBR committees that assist in guiding the organizations into the future.

The Ohio Association of Realtors® has approximately 27,000 members – the largest professional trade association in the Buckeye State – with only 5.6% of members having earned their GRI designation.

The Ohio Realtor® Institute series consists of three courses needed to obtain the Graduate Realtors® Institute designation. A few of the curriculum areas include construction, marketing, agency, equal opportunity, appraising, financing brokerage management, taxation, negotiating, and other current issues facing the real estate community.

Boyce is the President and Broker for C.G. Boyce Real Estate Co. based in Delaware. Earning his bachelor’s degree from Mount Union, Master’s in Business Administration from Heidelberg College, and additional studies at Hondros College.

He is married to Gretchen – CEO for C.G. Boyce Real Estate Co. – and the couple reside in Delaware with their dog.

Later afternoon on Tuesday, October 22, Toby Boyce walked into the Howard Hanna RealCom Realty office at 52 North Sandusky Street witch the official paperwork to complete the first sentence in his new professional chapter.

Toby had been planning to launch his own brokerage later this year and just this past Friday, November 16, completed his broker classes at Hondros College. However in talking with Howard Hanna RealCom’s Delaware branch managepr Jeff Dunahue it became apparent to Gretchen and Toby that that this was the place for him to be at this time and place.

What’s Changed?

This summer, Toby realized that he’d gotten away from his core business model. The move to Howard Hanna RealCom Realty in Delaware, Ohio, allows him to focus on getting back to basics working on helping people — because that’s what he’s the best at.

“We’d gotten to caught up in the numbers associated with real estate,” Toby said recently. “Focusing on what other agents were doing and not on what we needed to focus on — our customers. We had to learn the hard way and it was a lesson that we have taken to heart and don’t want to repeat anytime soon.

Real Estate. Real Easy. Comes to Delaware Ohio

So, with that we’ve launched our new program – Real Estate. Real Easy. On the surface it is really simple. Our goal is to make working with us a pleasurable experience – and how do we do that? By being responsive to your needs, proactive to your expectations, and honest but focused on your dreams.

Boyce Tabbed For Four State, National Committees

Toby Boyce, a REALTOR with Triumph Realty Inc., has recently been named to serve on four committees at the Ohio Association of REALTORS and the National Association of REALTORS for 2013.

On the national level, Boyce will continue to serve on the Professional Development Committee for the fourth year and has been added to the Member Communications Committee for his first tenure. With the Ohio Association of REALTORS, Boyce will continue to serve on the Communications Committee and has been added to the Equal Opportunity and Diversity Committee.

“With my background in communications and journalism, I’m very excited to help the National Association of REALTORS with their communications efforts,” Boyce commented. “And truly honored to know that there are five Buckeyes joining me on the ‘revamped’ communications committees that takes into account the all encompassing needs of the membership.”

With the Professional Development Committee the organization works to facilitate and improve the offerings of courses the REALTOR designations by reviewing each states offerings on a rotating basis.

The Members Communications Committee is comprised of 27 REALTORS across the country and will focus on advise and recommend to the Board of Directors policy matters concerning communication messaging and vehicles including printed publications, on-line and mobile versions of information, satellite delivery of information, and information delivered via current and future emerging technological methods of the National Association that are broadly circulated and targeted to the membership, state and local boards, and where applicable, real estate licensees.

The immediate past chairperson of the Communications Committee which facilitates and creates opportunities for the leadership and organization to communicate with both REALTORS and the general public, Boyce is excited to return to a membership role and provide opportunities from the floor. The committee assisted in an Association Web site redesign, launching of the very popular OAR Buzz Blog and several other initiatives during his tenure in leadership of the committee.

He is extremely excited to join the Equal Opportunity and Diversity Committee as it works to be the Ohio Association of REALTORS’ primary source of creative strategies to encourage and assist member Boards and REALTORS in eliminating barriers to fair housing and diversified communities.

Boyce earned his Master’s in Business Administration from Heidelberg College in 2003. He earned a Bachelor’s of Arts degree from Mount Union College in 1998 and graduated from Danville High School in 1994. Boyce and his wife, Gretchen, reside in Delaware, Ohio, with their dog.

In Contract is a publication presented by the Columbus Board of REALTORS for its members and affiliates.

“I served as a buyer’s agent on several short sale deals and my heart just went out to the sellers and the situations they were going through. So I made a decision to assist them in the pre-foreclosure process and be their calming voice in the storm,” Boyce’s quote begins.

Okay, so I paid for an advertisement on WTDA-FM 103.9 in Columbus. Which isn’t quite as cool as being on the radio as a guest — or on the police blotter — but it is a lot better for business.

Toby Boyce, REALTOR® with Keller Williams Consultants Realty, has been named to the Ohio Association of REALTORS® Communications Committee for 2010 it was recently announced by the organization.

The communications committee works to promote the term REALTOR®, the professional expertise of REALTORS® and the Ohio Association of REALTORS® in all ways possible, particularly to local boards and members. To encourage local board involvement in state and national public relations programs. To encourage member and board involvement in community housing and development programs. To allow members to share experiences and learn of opportunities to become active in fostering, conducting and promoting such programs for the benefit of their communities.

Boyce has been a full-time professional real estate agent in central Ohio for the past three years. In addition, he has served on committees for the Delaware County Board of REALTORS®, the Ohio Association of REALTORS® and will also serve on a National Association of REALTORS® committee in the coming year.

Toby Boyce, REALTOR® with Keller Williams Consultants Realty, has been named to Roost’s most influential Real Estate Twitter users for October, the national Web site announced this week.

“I know our October List is coming out a little late, but there is a reason,” wrote Roost’s Derek Overby. “I attended RE BlogWorld last week and knew I would meet some great new real estate folks so I held off posting this new list till now. We really hope you enjoy this month’s installment because even we found some great people we weren’t following.”

You may or may not have noticed that the postings have been a little inconsistent over the past month (I have), but I took a little time off this summer as owner of Ohio Home Team, llc.

That’s right I took a vacation.

Well, I guess a vacation would be right. But it wasn’t really a vacation — as I was an instrumental part in bringing the first-ever Real Estate Barcamp to Ohio.

What’s a Barcamp you ask? In a traditional format, a barcamp is an informal collection of people gathering to talk about technology. This was the second time a barcamp had been held in Columbus, but the first real estate session.

I’m not bragging, but it was really cool to see 160 real estate professionals learning how social media can and will impact your business in the future.

That happens organically.

Well, I’m on the planning committee for Real Estate Barcamp Ohio 2009 and we’ve made the decision to donate packs of underwear to the needy children of Africa as part of Mothers Fighting For Others’ Underwear for Africa program.

The program is a great way to give children the basic decency of having underwear in a country where a single-pair of underwear costs a day’s wages.

Well, here is how, you can help me. I promise to donate the number of pairs of underwear as there are comments on this post by August 10, 2009. This site averages more than 200 visitors per day — so I could be making a large donation to them if you step up.

In response to the coming Real Estate Barcamp Ohio 2009, we’ve launched a photoblog named Faces Aren’t Just for People: Scenes of Delaware County and have begun feeding some of our favorite images from around the county to the site.

I’m not a professional photographer — though I pretended to be in a previous life — but I love having the chance to share photographs of this great county with everyone I meet.

Toby Boyce has been quoted in the national publication, Federal Tax Weekly, in the most recent issue.

In “Taxpayers May Claim Enhanced First-Time Homebuyer Credit On 2008 Or 2009 Returns For Purchases This Year”, Boyce was quoted as saying:

CCH Take Away. Toby Boyce, Keller William Consultants, Dublin, Ohio, told CCH that the credit should encourage fi rst-time home buyers to purchase a home and then these buyers (should have been sellers)will later be able to purchase their second home and move up through the price ranges and stabilize housing prices. “Will it be in the numbers that the Obama Administration is hoping? That is the one trillion dollar question and, I’m afraid, I don’t believe that it will happen on the secondary levels at the amounts they are hoping. Now if the economy stabilizes in the second-half of 2009 as some are predicting, you could see a major run on this credit as people try to catch a good deal before the market completely recovers and prices ‘hit bottom’ or begin to inch back up.”

When I spent $19.99 to buy the new Dave Ramsey book, I was not really to worried. But spending $199,000 to buy a house is a different thing.

A recent U.S. News & World Report article, “5 Top Blunder of Internet Home Buying“, highlighted some key pitfalls that home buyers make when they “buy” a house online.

Using the Internet to window shop is a great thing, but there is nothing that feels better than getting in those doors and making sure you’ve got a quality product on your hands – whether for your personal residence or an investment.

There a handful of key items to keep in mind when searching for a home online:

  1. Search For An Agent & A House. Searching for a real estate agent may be about as exciting as watching paint dry. However, if you find your dream house and can’t purchase it because the agent is not putting your needs first – you’ll wish you had. I recently picked up a new client from a “major agent” in the Central Ohio area, my buyer said “She was really nice and said all the right things, but only sent me her husband’s listings and would not listen to what I wanted.” We have her going out to look at the houses she wants on Sunday. Buying a house is simple if you have the right person in your corner.
  2. Blend Your Options. Once you’ve selected an agent is when the fun really should begin. Your agent will be assisting you in finding a home for sale – so when you are searching the Internet in the wee-hours of the morning it will be doubling your efforts to find a home. Your agent is helping you, see No. 1.
  3. If it sounds too good to be true, it probably is, however … I have a buyer that likes to e-mail me “what is wrong with {address}?” You see there are four constant factors in real estate: price, location, size, and condition. You can say “I want” to three of these items, but usually not all four. But, with today’s housing market, you never know, so make sure to ask your agent.
  4. Pictures  Can Say a Thousand Words, But Are They Yours? Every photograph used to advertise a home is done with one thing in mind: make you want to buy the house. On a “good listing” have you seen pictures of that dingy basement? Or the crack in the wall? Nope. You see the beautiful view from the upstairs hole in the wall that needs a window. Houses are like people, some photograph better than others.

With 87 percent* of home buyers reporting that they begin the home search online, hopefully these will help you become a stronger buyer.
