City of Powell will have its first Keep Powell Moving Public Workshop on Tuesday, June 28, from 7-9 p.m. at the Municipal Building’s Council Chamgers.

The event will include discussion on how to get around downtown and more.

The Municipal Building is located at 47 Hall Street in Powell, Ohio.

Epcon Pays $2.3 Million For Church Site

Epcon Bradford made a huge step in The Courtyards at Bradford Court last week when it purchased the former Sawmill Baptist Church for $2,333,520.

Triangle Properties LLC, a local real estate development company, purchased the property from Sawmill Baptist Church at $1,391,250 and the second parcel for $500,000 from a private owner. Consolidating the parcels and sending to Epcon Bradford the same day.

The property consists two parcels – a total of 17 acres – which includes the 7,000+ square foot church and several other structures.

The company plans to build about 60 units on the site with three housing models ranging from 1,500 to 2,769 square feet. Despite pricing not being available yet, Courtyard at Bradford Court is already about 17% reserved.

Two Million Dollar Houses Top Sales

Delaware County had two homes sell for more than $1 million this past week.

Builder Romenelli & Hughes paid $2,479,500 for the 1/4 acre lot located at 9559 Fair Oaks Drive in Powell. The development is also site of the 2016 BIA Parade of Homes this fall and is part of the former Shamrock Golf Club along Powell Road just west of Sawmill Parkway.

1685 Hardin Lane is a 4-bedroom, 5-1/2 bathroom home with 4,568 square feet and situated on 8.13 acres in rural Powell that sold for $1,275,000. The property went through foreclosure in 2014 and sold for $585,000 and then to FDT Group in April 2015 for $622,000. Not a bad return on the investment.

We omitted a transfer for 131 Joy Avenue in Delaware that was listed for $765,000. However that would be greatly out of line for that area and we are assuming a recording error in that situation.

Galena Homes Tops $870,000 Leads Delaware County Transfers This Week

A home located in southeast Delaware County closed for $870,000 this past week leading the list of 64 valid sales this week.

The home located at 6969 Red Bank Road is a three-bedroom and five-bathroom home with 3,718 square feet and situated on 8.52 acres.

The total value of property transferred in Delaware County last month was $18.7 million with an average sales price of $297,200 per home.

Library Director Holding Hours At Each Location

New Delaware County District Library Director George Needham will be hosting open office hours at each location to become better acquainted with the Delaware library communities. Branch visits will be completely open to public and all are welcome to visit.

“This is a nice, casual opportunity for local patrons and business owners to stop by and get to know George without having to venture any further than their home branch library,” said Communications Manager Nicole Fowles. “Whether patrons have a pressing issue on their mind, or they just want to stop by and put a face to a name, we look forward to many warm conversations.”

Delaware County Health District Receives Grant

Delaware County Health Commissioner, Shelia Hiddleson today announced the Ohio Department of Public Safety’s Ohio Traffic Safety Office awarded $41,999.97 in federal traffic safety funding to the Delaware General Health District for federal fiscal year 2016.

The Health District has identified that the lack of seat belt use, driver inattention, and impaired driving are impacting the safety and welfare of the citizens of Delaware County.

To save lives and improve citizen’s quality of life, the Health District will use the grant funds to coordinate the SAFE Delaware County Coalition. The coalition — comprised of local law enforcement and other agencies — promotes awareness of traffic safety issues such as seat belt restraint usage, impaired and distracted driving, speed, motorcycle safety and teen driver safety.  This year the coalition will focus on senior driver safety and commercial traffic in Delaware County.

The funds are passed through the Traffic Stafety Office from the National Highway Traffic Safety Administration to support the efforts of safety partners statewide and focus on traffic safety priority areas such as restraint use, impaired driving, motorcycle safety and youthful drivers.

Competitive grant proposals are accepted and reviewed by Ohio Traffic Safety Office. The competitive grant process solicited grant proposals from state agencies, non-profit organizations, colleges, universities, hospitals, political subdivisions and other interested groups within selected Ohio counties and jurisdictions based upon the number of fatal crashes.
