Moo Moo Car Wash, Hartline, Oden top Delaware County Transfers

Moo Moo Car Wash has added a new location in southern Delaware County as this week’s top commercial real estate transaction in the county according to the Delaware County Auditor.

The former “Klean A Kar” was purchased by Moo Moo Polaris LLC for $600,000 this past week. The property is located at 460 Lazelle Road, just west of Sancus Boulevard, in Columbus, Ohio, and according to its Web site will be the 10th location for the Pickerington-based company. It is its first foray into Delaware County – with its Dublin, Ohio, location located about a mile south of the county line on Sawmill Parkway.

Another top commercial transfer was the purchase of 42 North Sandusky Street in Delaware, Ohio, by NB42 LTD for $462,500. The 6,240 square foot location is home to five units – including current tenants Hilborn Insurance, Tito Paul’s State Farm Agency office among others – in the three story building on Winter and the connected two-story building fronting on Winter Street.

Residential Sales This Week

Brian Hartline and Greg Oden turned stellar Ohio State athletic careers into large contracts. And this week they highlighted the Delaware County real estate transfers as well.

Hartline sold his Orange Township and Powell, Ohio, home for $1.55 million this week. The home has 6 bedrooms, 6 bathrooms – 4 full, 6,148 square feet and sits on .714 acres. He purchased the house for $1.495 million in November 2014.

Oden purchased a home in Dublin, Ohio and Concord Township home for $800,000. The home was built in 1999 and has four bedroom, five bathrooms – four full, 4,390 square feet, and 0.691 acres.

Makapen Arts and Craft Show Coming to Powell June 4

Makapen Shows will launch a new show on Sunday, June 4, 2017, from 10 a.m. until 4 p.m. at the Bridewater Conference Center in Powell, Ohio.

Cost is $3 and children under-12 are admitted free.

The event which is expected to have more than 100 vendors will be a “new, exciting, juried Art and Craft Show featuring talented artists and crafters presenting a wide variety of high quality handcrafted items,” according to its Facebook Event Page.

The event is the brain-child of Kay Penzone with nearly 40 years experience promoting craft and art events. Including the Christmas Corner Art and Craft Show in Hilliard, Ohio. For information on becoming a vendor, contact Kay via email.

City of Powell will have its first Keep Powell Moving Public Workshop on Tuesday, June 28, from 7-9 p.m. at the Municipal Building’s Council Chamgers.

The event will include discussion on how to get around downtown and more.

Epcon Pays $2.3 Million For Church Site

Epcon Bradford made a huge step in The Courtyards at Bradford Court last week when it purchased the former Sawmill Baptist Church for $2,333,520.

Triangle Properties LLC, a local real estate development company, purchased the property from Sawmill Baptist Church at $1,391,250 and the second parcel for $500,000 from a private owner. Consolidating the parcels and sending to Epcon Bradford the same day.

The property consists two parcels – a total of 17 acres – which includes the 7,000+ square foot church and several other structures.

The company plans to build about 60 units on the site with three housing models ranging from 1,500 to 2,769 square feet. Despite pricing not being available yet, Courtyard at Bradford Court is already about 17% reserved.

Delaware County had two homes sell for more than $1 million this past week.

Builder Romenelli & Hughes paid $2,479,500 for the 1/4 acre lot located at 9559 Fair Oaks Drive in Powell. The development is also site of the 2016 BIA Parade of Homes this fall and is part of the former Shamrock Golf Club along Powell Road just west of Sawmill Parkway.

1685 Hardin Lane is a 4-bedroom, 5-1/2 bathroom home with 4,568 square feet and situated on 8.13 acres in rural Powell that sold for $1,275,000. The property went through foreclosure in 2014 and sold for $585,000 and then to FDT Group in April 2015 for $622,000. Not a bad return on the investment.

Delaware County Health District Receives Grant

Delaware County Health Commissioner, Shelia Hiddleson today announced the Ohio Department of Public Safety’s Ohio Traffic Safety Office awarded $41,999.97 in federal traffic safety funding to the Delaware General Health District for federal fiscal year 2016.

The Health District has identified that the lack of seat belt use, driver inattention, and impaired driving are impacting the safety and welfare of the citizens of Delaware County.

To save lives and improve citizen’s quality of life, the Health District will use the grant funds to coordinate the SAFE Delaware County Coalition. The coalition — comprised of local law enforcement and other agencies — promotes awareness of traffic safety issues such as seat belt restraint usage, impaired and distracted driving, speed, motorcycle safety and teen driver safety.  This year the coalition will focus on senior driver safety and commercial traffic in Delaware County.

The funds are passed through the Traffic Stafety Office from the National Highway Traffic Safety Administration to support the efforts of safety partners statewide and focus on traffic safety priority areas such as restraint use, impaired driving, motorcycle safety and youthful drivers.

Competitive grant proposals are accepted and reviewed by Ohio Traffic Safety Office. The competitive grant process solicited grant proposals from state agencies, non-profit organizations, colleges, universities, hospitals, political subdivisions and other interested groups within selected Ohio counties and jurisdictions based upon the number of fatal crashes.

    On Monday, February 9, 2015, local Historian Brent Carson will present “Stagecoach Stops of Delaware County” at Liberty Township Hall at 7 p.m. The event is sponsored by the Powell Liberty Historical Society.

    Amazingly several of these stops are still around — and they will have photographic proof!

    Buckeye Valley only County School to Earn Prestigious Honor

    Buckeye Valley Local Schools is one of 547 school districts in the U.S. and Canada being honored by the College Board with placement on the fifth-Annual AP® District Honor Roll for increasing access to AP course work while simultaneously maintaining or increasing the percentage of students earning scores of 3 or higher on AP Exams.

    BV is the only Delaware County school and joins Dublin City Schools and Worthington Schools as the only central Ohio districts. Inclusion on the fifth Annual AP District Honor Roll is based on the examination of three years of AP data, from 2012 to 2014, looking across 34 AP Exams, including world language and culture. The following criteria were used.

    • Increase participation/access to AP by at least 4 percent in large districts, at least 6 percent in medium districts, and at least 11 percent in small districts;
    • Increase or maintain the percentage of exams taken by African American, Hispanic/Latino, and American Indian/Alaska Native students; and
    • Improve performance levels when comparing the percentage of students in 2014 scoring a 3 or higher to those in 2012, unless the district has already attained a performance level at which more than 70 percent of its AP students are scoring a 3 or higher.

    Reaching these goals indicates that the district is successfully identifying motivated, academically prepared students who are ready for the opportunity of AP. Since 2012, Buckeye Valley Local Schools has increased the number of students participating in AP while improving the number of students earning AP Exam scores of 3 or higher.

    The district continues to identify instructional models and courses that provide a menu of options for students looking to advance their coursework beyond the traditional offerings.

Those valid transfers averaged $277,352 per home, which was a large drop from last week. However, the number would be expected to rise next week as the real estate closings from the end of the week get recorded.

    • Dublin (22) and Powell (9) were named among the 50 best suburbs in America, according to Columbus Business Firsty
    • Orange Township has emerged as the third candidate for Amazon’s $1 billion data center according to Columbus Business First. The location appears to be on 74-acres on the southwest corner of Home Road and U.S. 23 North — just north of the “bridge to nowhere” — with a petition being submitted to the township for rezoning.
    • Mid-Ohio Regional Planning commission announced its 2015 Member Population Estimates with Jerome Township and New Albany among the region’s fastest growing. As a whole MORPC estimates Central Ohio will grow by less than one percent in 2015.

    Delaware County continued to experience solid but not spectacular results this week with the county having a total 171 units transfer – of which 49 where not-valid sales – occur between July 6 and 13.

    On the week there was 120 homes transferred as valid sales or 70.2 percent of all properties transferred this week. The average sales price was $288,332.

    Delaware Health District Offers Safety Checks

    In an effort to help older adults stay safe and stay independent in their home, the Delaware General Health District’s falls prevention program offers home safety checks.

    A home safety check is a free service where a health district health educator and a registered public health nurse tour an older resident’s home to assess any safety concerns. The appointments generally last an hour and include a health screening with the registered nurse.

    In some cases, the assessment may find that an older adult is in need of grab bars in the bathroom, ramps to the door or simply a furniture rearrangement. The Health District works closely with the Council for Older Adults to provide home modifications on a sliding fee scale based on income and need.

    Upon completion of the safety checks, clients will receive a safety tool kit that includes items that can help make a home become fall proof. Items include a nightlight, flashlight and an aluminum assist reacher.

    Not even America’s birthday could slow down the selling in Delaware County this week.

    A total of 182 deeds were transferred by the Auditor’s office with 69 percent of them being valid sales.

    The average price of a home in Delaware County was $333,095 with an average market value of $214,762. The 55 percent mark-up over Auditor’s value is due to the high number of new-builds that were sold at the end of June. There were several properties with 1,000 percent or higher mark-ups and even a few that were lots freshly created hence having a $0 auditor’s value.

    As a whole, it was a low-key week in Delaware County with the prices remaining fairly flat — except one. And that one was a big one. As in the second highest-priced home to sell in Delaware County this year. 645 North State Street in Westerville, Ohio was purchased for $2,000,000 by NSS Development. According to public records the property has 3,830 square feet with 3 bedrooms and 3 full-bathrooms on 17.54 acres.

    Powell Festival Taking Place This Weekend

    The 2014 Powell Festival is held tonight 5-11 p.m. and from Noon until 11 p.m. on Saturday, June 28, at the Village Green Park.

    The Powell Festival is organized each year by Historic Downtown Powell, Inc., the 501(c) 3 nonprofit dedicated to the revitalization and promotion of Downtown Powell.

    “We are excited to introduce new features to this year’s Festival to enhance the event experience for the community,” said Historic Downtown Powell, Inc. Executive Director Jaymie Kottenstette. “Guests can expect to see more music and food trucks, a larger area for our teens including a zip line and a VIP pavilion.”

    The evening promises to be full of exciting events and fun for the whole family.

    The Delaware County real estate market slid in the second week of June 2014.

    After a strong first-week in June the total number of valid sales slipped by 9 percent to 100. Sixty-five percent of total transfers this week were valid sales.

    While volume was down the average sales price was up nearly 30 percent with an average sales price of $385,545. However, a lot of that growth can be attributed to the top four real estate transactions of the week were over $1,000,000.

    With two transaction topping $10 million it doesn’t take a lot of math to find the reason for a 30 percent growth in prices this week.

    The Delaware County real estate market took a nice step forward during the week of June 2-8 with 179 total transfers occurring and more than 61 percent of them being valid sales.

    The average sales price for valid sales was $299,653.

    This is one of the first-times since that I’ve been looking at these numbers that all five were residential transactions, with the fourth sale being a new build from Compass Homes.

    spectrum-retirement-logoSpectrum Retirement Communities received ts final approval for a new location at Sawmill Parkway south of Presidential Pointe Shopping Center in Powell, Ohio.

    Spectrum operates 30 communities across 11 states, including the Gardens at Westlake in Northern Ohio.

    The facility is expected to have 130 units in the 43,694 square-foot three-story facility with 91 parking spaces and hire 60-65 full-time employees. According to its application, the average age of Spectrum’s other facilities is 81.5 years of age.

    No date on the project was announced.
