Virginia Homes will open its first “women centric” model home on Saturday, January 16, 2010 at its location in Dublin.

The home is located in the Wedgewood Glen subdivision. The grand opening will run from 1-4 p.m. at the model. The Reid Barth Jazz Ensemble will provide live music, refreshments, and some great prizes — including a dinner for two at award-winning Mitchell’s Steakhouse!

The Builder’s Industry Association of Central Ohio held its annual Parade of Homes REALTOR Day this morning and I had the chance to tour all 11 homes on the tour.

The tour runs from now through July 26 and is located off Jerome Road, about five minutes south of U.S. 42, in southeastern Union County with Dublin Schools.

The majority of people attend this to simply dream, especially when you figure the mortgage payments would range from $2763.09 to $4,377.58 per month (based on a 5.64 jumbo-loan from Third Federal) with 20 percend down.

My personal favorite this year was split among two homes.

The first is the Kevin Knight and Company home for sheer beauty. I loved the flow of this home and the studio/office that has its own personal “garden” atop the main portion of the house was lovely. The floors throughout the house were very natural with distressed wood used throughout the main portion and rock in bathroom, it really gave a feel of a modern-day farmhouse. Was it practical? Not really. How do you clean those amazing floors? I guess if I could afford the $949,000 price tag it wouldn’t be an issue.

The second home that grabbed my fancy was also the cheapest in this year’s parade — the Compass Homes model. While it lacked a lot of the “designer” flair that the other homes had this was a great “living” house. It had the features and elegance of the $800,000 houses without the unneeded bells and whistles tossed in to keep the price more modest.

One of the really cool features is the “E-zone” which is a one-stop shop for syncing items in the home. Probably the best feature of the homes are that the prices will range from the $120,000s to the $170,000s.

Building a home can be a daunting task.

“I never expected adding a single room to be such a challenge,” Amanda Smith recently said of adding an addition on to their house. “You have such a blank slate that it becomes difficult to keep a consistent theme in mind. I can’t imagine doing that for an entire house.”

Amanda is right on the point, when you have a blank slate the opportunities can — and often will — overwhelm the decision maker. Amanda’s point was for a simple-room addition, could you imagine the pressure for a new house?

Custom Home Building is hoping to help alleviate this by creating the Custom Home Buildng Camp. Camp sessions have been very popular with three full classes over the next couple of weeks. The first open session in on Feb. 16 when the camp covers Remodeling 101, check out the entire course schedule. Classes are held at The Decor Boulevard in Columbus and run from 7 – 9 p.m.

No matter how much Delaware County has grown, it is still a small-town at heart. You can’t start building a new development – especially in today’s market – and not have questions asked.

“Have you heard what Rockford is building on South Houk?”

I’ve fielded at least a half-dozen calls and it was even part of the conversation on New Year’s Eve. So I did a little digging.

Arthur Place, which is located on South Houk Road at Cobblestone, will be income-restricted senior apartments. The units have one and two bedroom and prices range from $585 to $685 depending on bedrooms, according to Roy Lowenstein, vice president with Buckeye Hope Community Foundation.

Buckeye Hope Community Foundation is overseeing the unit’s building and Rockford is serving as the general contractor.

Dominion Homes.

Two words, that’s all they are. However, they conjur up a lot of different images for central Ohioans.

For some it was the local company that began to signal the housing crunch that we’ve been experiencing. (Don’t get me wrong, I’m know they’ve had issues — but anymore than the other builders? I doubt.)

But for many more, the name conjurs up communities throughout the greater area and for a lot of people – including Gretchen, Sadie and I - Dominion is home.

Currently in Delaware, Dominion is beginning ot build on the second phase of Woods at Carson Farms, located on William Street (U.S. 36) on the city’s west side.

Ryan Miracle is the local sales’ representative for Dominion and offers 14 models in the Woods of Carson Farms ranging in price from $184,900 up to $229,600. Two model homes are currently available in the development, priced at $227,675 and $232,450.

The Carson Farms development includes a natural reserve wetland, community park — with playground, bike path, and basketball court — and provides easy access to downtown Delaware along with I-270 and Marysville.

Wells Fargo’s Centennial Home Mortgage is working with Dominion and can provide a 4.25% interest rate to qualified buyers.
