It was a beautiful early-summer day when I had the chance to tell a young couple they were in contract on a lovely Delaware, Ohio home.
Sitting on the peaceful Scioto River in rural Delaware County, we began the vetting process for the home. The FEMA maps showed no flood insurance would be required – but as you can tell from the photos that wasn’t quite true.
You see the online FEMA maps were pinging the wrong address — and that home did not require flood insurance.
However this home sits in the middle of the flood plain and would require extensive flood insurance.
Why am I telling you this?
If something is nagging you – don’t sign to buy the home until that concern has been addressed. We had done the checking – but the buyer wasn’t convinced so he called FEMA directly and they quickly confirmed the home was located in a flood plain.
Pricing the insurance – we were out of contract on this one quickly and moved on until we found a great house for them — a long way from rising flood waters.
