According to a recent article by Thea Nyberg, writer on Payscale.com, that was featured on Yahoo!, real estate brokers are among the best careers to have that do not require a a four-year college degree.
In “Make $30 an Hour Without a Four-Year Degree, Nyberg calls out ten jobs that make between $29 and $44. Among them are sales directors, nuclear medicine technologist, construction manager, and real estate brokers.
The data is based on 5-9 years of experience in the field and includes any bonuses, commissions, or profit sharing. So these are not “walk in the door” numbers and it is fair to say that nobody should be able to walk in the front-door as a $30 per hour employee. (Doctors, Lawyers, etc. are different in that they intern/clerk/etc. for low pay while in school, hence gaining that experience.)
While I’m honored to see real estate brokers on the list, it is also a challenge for the industry. There has been a lot of discussion lately about what it means to be a REALTOR(r) or even a licensed real estate agent. In the state of Ohio, to become a real estate agent you are required to:
- You must be honest, truthful and of good reputation.
- You must be at least 18 years old.
- You must be sponsored by an Ohio real estate broker.
- You must not have been convicted of a felony or crime of moral turpitude, adjudged by a court to have violated any civil rights laws regarding real estate within the past two years, or violated any rules of the Ohio Division of Real Estate. If you are found to have done so, you must submit satisfactory proof to the Superintendent of Real Estate that you will not violate such laws or rules again.
- If you were born after 1950, you must have a high school diploma or its equivalent as recognized by the Ohio Department of Education.
- Any person who has not been licensed as a real estate salesperson or broker within a four year period immediately preceding their current application for the salesperson’s exam must have completed the required 120 hours of classroom instruction at an institution of higher education that awards a degree in at least a two year program. Certificates are good for 10 years.
- Pass the State of Ohio Real Estate Salespersons Exam.
Then if I wanted to move on to become a broker it requires additional course work — four classes worth — along with at least 20 closed sides to a transaction, two years of experience as an agent, at least 90 hours of study at an accredited college or university, and pass the real estate broker exam.
Ohio does have more strict codes to get into the business than some of the others, but that is to become a licensed real estate agent. To become a REALTOR(r) you are required to apply for membership with a local board, take an introductory class within your first couple of months in the business, and take a three-hour ethics class every three years.
