Delaware Ohio’s Real Estate: Locust Curve’s First Quarter

Locust Curve is showing signs of maturing as a development, with fewer foreclosures and less homes on the market as a whole.

Currently there are only seven houses listed on the Columbus/Central Ohio Multiple Listing Service in the development. Those seven houses have an average list price of $186,771 or $106.29 per square foot and are around 1,709 square feet in size. Two of the seven houses are in the Woods at Locust Curve and they are listed for an average of $177,400. In addition the one Locust Curve home that is contingent (pending sale with items still needed to close) is in the Woods portion.

Only one house in the development has sold this quarter, a repossessed home on Seatrain for $141,500.

It is hard to compare the development against 2007, in that only one home has sold in 2008. However, in 2007 four homes sold during the first quarter with an average sales price of $184,100 and $85.52 per square foot.
