Whenever Gretchen heads home to Republic, Toby has a request.
Bring home Chinese
Last weekend, she did just that visiting their favorite Chinese restaurant in Tiffin and bringing home the “World’s Best†General Tso and Hot and Sour Soup.
Or, that should say “Formerly the World’s Best†as they had changed their recipe for both dishes and they lost their title in Toby’s mind.
What does this have to do with real estate?
Well, glad you asked. Toby has had discussions during two recent listing appointments.
“She did a great job for us when we bought our house 10 years ago, but when it came time to sell our house she didn’t work for us. We didn’t feel that she put in the effort to get our house to sell.â€
And then in another presentation.
“When we bought our house he was a young and energetic agent. He did everything to get us the best house for the right value. But when we called him a few years later, he had assistants that dealt with everything. We never saw him after the initial presentation…â€
Both of these couples found out the hard way — six months of waiting — that their real estate agent had changed the recipe of how they handle people.
How can you protect yourself?
Leave the past in the past.
Mike Billow, defensive coordinator at Danville High School when Toby played football, was prone to saying “You never stay the same. You either impove or you take a step back each day.”
Hence, regardless of how long it has been since you met with your Realtor, the person has changed. So give them “bonus points” for the first transaction, but don’t allow those bonus points to out-weigh concerns about how she conducts her business today.
Or you might pay with six months of housing indigestion.

Loved your article. My philosophy in Real Estate has always been that if I am NEVER too busy for my clients. If my business is that tremendous that I can not personally handle my buyers and sellers than I will reduce my business. Buyers and Sellers hire one person and that is the person that they should see from beginning to end.

Of course it goes beyond just the agent changing to the market and different situations that can create changes. An agent that was great 10 years ago, who hasn’t embraced technology isn’t going to appear as great today.
