Baseball starts on Monday, the temperature gage has been 15-20 degrees above average, the flowers have popped, and Delaware’s real estate market is in full spring force.
We had our second-best sold week of the year with 59 transactions closing over the past seven days, and a near year-low 29 withdraws.
The active listings are above 1,900 for the second-time this year and pretty-steady compared to last week’s results. On a whole it was a good week for real estate in Delaware Ohio.
Without more boring intros from me, this week’s analysis:
Active Listings
- Number: 1,968
- Average Square Feet: 2,665
- Listing Price: $377,940
- Days on Market: 128
Sold Listings
- Number: 59
- Average Square Feet: 2,946
- Listing Price: $310,283
- Sold Price: $299,141
- Days on Market: 123
Withdrawn Listings
- Number: 29
- Average Square Feet: 3,125
- Listing Price: $483,949
- Days on Market: 178
A strong week, however we are seeing some adjustments in the sold price compared to the listing price. The 4 percent difference is not extreme compared to double-digit changes from other markets. However, for a relatively stable market like ours it is disheartening.
