Delaware County Ohio Real Estate This Week (March 18-25)

The spring season is upon us, and we can see it as the flowers are beginning to emerge from their winter slumber. Home sellers are also starting to emerge as Delaware County pushed its active inventory over 1,900 homes for the first time this year.

All of these sections average three bedrooms and 2-1/2 bathrooms.

Active

  • Number: 1,944
  • Square Feet: 2,679
  • Days on Market: 130
  • Listing Price: $381,914

Sold

  • Number: 28
  • Square Feet: 2,281
  • Days on Market: 181
  • Listing Price: $267,767
  • Sold Price: $259,408

Withdrawn

  • Number: 27
  • Square Feet: 2,876
  • Days on Market: 187
  • Listing Price: $413,049

The sold homes rebounded nicely for one of our better weeks of the year. However it came at a price this week, with the average sales price dropping 8 percent from our year-to-date numbers.

However, you have to look at it a bit more. The year-to-date average is $118.48 per square foot, while this week it was $113.73, a change of 4 percent. So we have seen a decrease in price this week, just not as badly as the original numbers make it look.
