Warm weather? Something else?
Hard to say at this point, but it is extremely hard to believe that we had 68 residential units sell last week in Delaware County, Ohio. The best week - by far - in the seven months I’ve been tracking the numbers.
How big a bump was it? The 68 homes was 20 percent of the home sales in Delaware County during the first two months of the year.
Will it slow down?
Maybe a little, but I don’t think it will a ton. This is probably the nice-bump we’ve been expecting since early January’s warm weather. A couple of weeks to search, getting into contract in mid-January and then about 30 days to close and here we are. It is a bit odd, because usually these closings take place at the end of the month to limit the pre-paids buyers have to fork-out at closing. Or it could be the start of a great spring 2007.

One interesting thing was the $50,000 difference in sales versus list price on this week’s sold list. Well that would be a $499,900 listing - 5 bedrooms and 3 full and 2 half baths - that sold after 44 days on market for $4,600,000.
